Can Foreigners Get Mortgages in China? 

外国人怎么在中国贷款?


If you're buying a house or apartment in Mainland China, the most common way to do so is to pay for the whole thing up front in one go. But if you need to, and should you meet the necessary requirements, it is possible to take out a mortgage from a bank to pay for your new place.

外国人想在中国大陆购置房产,最普遍的做法是一次性付清全款。但是如果有贷款需求,且能满足必要的条件,外国人也可以向银行申请贷款。


In order to get a mortgage, non-Chinese citizens must meet the following requirements:

非中国居民想要申请贷款,须满足以下条件:

· You must have been employed (on a Work Visa) for at least one year in the city where you plan to buy the property.

在买房城市需受雇(持有工作签证)一年以上。

· You must have a Chinese sponsor whose role is to guarantee that you are earning enough money to pay back the loan. This would typically be your employer.

在中国有提供资金来源的人,其能确保你有足够的收入来偿还贷款。这个人通常是你的雇主。

 

If you meet these above, you should be able to apply for a loan from your bank. In order to do so, you will need to submit the following documents there:

如果满足以上条件,就可以向银行申请贷款。申请时需要提交以下材料:

· Passport

护照

You have until the expiration date on your passport to pay back the loan, so you may want to ensure that you have quite some time left on it first.

贷款还款日期截止时间为护照过期日期,所以最好首先确保护照有足够长的有效期。

· Residence permit (both the original document and a photocopy of it)

居留许可(原件和复印件)

· Proof of your income

收入证明

This usually takes the form of a spreadsheet printed out by your company's financial officer. This will prove that you have been in employment for a year and show how much tax you've paid.

通常是由你公司财务人员出具的电子表格打印件。这个文件证明了你受雇一年,也能展现你的缴税状况。

 · Proof of your financial standing

财务状况证明

This would be a financial report, a tax payment record, stock trading record or other proof that you have money, issued by an accounting firm in your own country and verified by the Chinese embassy in your country.

这个证明可以是财务报告、纳税记录、股票交易记录或其它证明你有足够资金的文件。文件需要由你国家的会计公司签署,并通过中国大使馆的认证。

· Proof of Employment issued by your employer, or the Legal Representative Certificate of your employer

由雇主出具的雇佣证明,或雇主的法定代表人证书

· The labour contract you signed with your employer

与雇主签署的劳动合同

· A photo of the business license of the company you are working for

所在公司营业执照的复印件

· The original and a photocopy of either your marriage certificate or "single certificate"

结婚证或单身证明的原件和复印件

 

If you are already in China then the certificate (or an equivalent document verifying your marital status) should be issued by your embassy.

如果你已经在中国,那么这份证明(或能证明婚姻状况的其它文件)应由使馆签发。

If you are outside China, then you will need to get it from the office in your own country that registers marriages, and then have the document notarized by an officially appointed Chinese notarization office in your home country; your Chinese embassy should be able to help you here.

如果你不在中国,需要前往当地的婚姻登记处获取这个证明。另外,此文件应通过你国家官方指定中国认证机构的认证。关于认证机构的名单,可向中国使馆寻求帮助。

If the document is in English you will also need to submit an official translation issued by the Foreign Affairs Office located in the Chinese city in which you are working.

如果这份文件是英文,也需要同时提交官方中文翻译件。翻译件需要由所在中国城市的外事办公室出具。

You must submit the above documents to the bank in person. You should also sign both your English and Chinese names on the housing sales contract, which will be effective from the moment it is notarized.

你需要亲自前往银行提交以上资料。同样,在购房合同上需要签上中英文名字。合同一经认证,即刻生效。

Once the Chinese bank has received your application and verified the documents, you will be granted the mortgage loan at the same interest rates as Chinese citizens. However, the time span of your mortgage loan cannot be longer than the validity of your current passport.

中国的银行收到申请以及经过认证的资料后,你的贷款申请就能批准了,贷款利息与中国居民一样。然而,你获批贷款的时间不能长于你现有护照的有效期。

 

Also, banks in China are restricted in granting mortgages which are more than 70 percent of the total purchase price, so you'll still have to pay 30 percent when you make the purchase (however, it is possible to get an 80 percent mortgage and pay 20 percent down payment in some cities these days).

另外,中国的银行会对超过总金额70%的贷款严格限制,所以当购房时,仍需要自己支付30%(但现在有些城市也可以拿到80%的贷款,自己只用支付20%的首付)。

The down payment should be transferred from a foreign bank in US dollars, while the monthly loan will be paid in RMB.

首付用美元从外国银行转入,而按月还贷将使用人民币支付。
